Just closed my first deal — $7,200 assignment fee

After 3 months of grinding I finally closed my first wholesale deal in Phoenix. Found the seller through direct mail, got it under contract at $148k, assigned it to a cash buyer from a local investor Facebook group. Assignment fee: $7,200.

Biggest lessons: (1) sellers don't care about your script, they care if you listen; (2) your buyers list is everything — build it before you need it; (3) the gap from first contact to signed contract was 11 days, not the 24-hour turnaround YouTube gurus promise.

This is exactly the kind of post this community needs. The point about sellers caring if you listen — 100%. Most beginners spend all their time memorizing scripts instead of actually hearing what the seller says.
