Been cold calling 8 months. This opener converts consistently at ~4.1% (4 out of 100 calls → scheduled appointment).
The opener:
"Hi, this is Carlos. I'm a real estate investor in [city] — calling because I buy houses in your area and saw your property at [address]. Is this something you'd ever consider selling, or not really?"
Why it works: The "or not really" removes pressure. They can say no easily, which paradoxically keeps them on the line longer.
When they say not interested: Don't hang up. Try: "I completely understand — just out of curiosity, if you were ever to sell, what would the number need to be?" About 30% give you a number.
