Does PropStream actually close deals? Honest question

Using PropStream for 4 months. Data quality is genuinely good — equity filters, years owned, tax delinquency, vacancy, all solid. But in my market, I'm finding these leads are the same ones everyone else is hammering. Sellers say they get 5–10 investor calls a day.

What I'm testing to stand out:

  • Calling before 9am before the rush starts
  • Opening with property-specific details to sound less like a script
  • Mailing first, then calling a week later

Anyone finding filter combinations that surface less-competed leads? Or has your market just gotten saturated at this point?

I've found filtering by owners who haven't received any mail recently (cross-referencing against suppression lists) surfaces less-saturated leads. Also the "likely to sell" + high equity + absentee owner combo is less competed than just high equity alone.
