First deal done — $6,500 assignment fee in Atlanta

Three months ago I was about to give up. Sharing this for anyone who feels the same way right now.

Found the seller through a driving-for-dollars list I built myself — two weekends driving targeted zip codes and photographing neglected properties. He inherited the house and had been paying taxes on it for 4 years without a plan.

Under contract at $134k. ARV $210k. Posted in two Facebook groups — three offers in 48 hours. Assignment fee: $6,500. Total time from first call to closing: 19 days.
