Propelio is a real estate investor software platform that bundles driving-for-dollars, lead list building, MLS comps, and skip tracing under one subscription — with a free plan that includes more than most competitors charge for. The platform is built for Texas-based investors as its primary market but serves investors across the U.S.

The core driving-for-dollars tool (called Spy Drive in earlier versions, now simply their DFD feature) lets team drivers capture properties on the go using GPS-tracked routes. Even on the free plan you get driving access. The platform pulls from a database of 17M+ active and sold listings for MLS-comparable sales data updated every 15 minutes — useful for quick ARV calculations in the field.

Skip tracing is included on all paid plans without per-trace limits, plus bulk skip trace credits reset monthly. Lead list exports are available on all plans including free (100 exports), scaling to 100K on the Advanced tier.

The $29/month Beginner plan is one of the most affordable paid tiers in the category that includes unlimited skip tracing and MLS comp access. The Advanced plan at $98/month adds up to 10 field drivers, making it practical for small teams doing coordinated driving campaigns.

Investors who need deep nationwide list building with 300+ criteria (probate, tax delinquent, etc.) or heavy CRM workflows will outgrow Propelio quickly and may need to supplement with a more data-heavy platform.

Our Verdict

Propelio punches above its price point. The free plan removes the barrier to entry entirely, and the $29/month Beginner tier with unlimited skip tracing and MLS comps is a genuine value for a solo wholesaler getting started. The Spy Drive / DFD feature handles field prospecting well, and the 15-minute MLS data refresh means ARVs are as current as they need to be for fast deal analysis.

The trade-off is limited depth compared to PropStream or PropertyRadar — fewer list-building filters, lighter integration options, and a smaller nationwide footprint. For Texas investors especially, Propelio has historically been the go-to budget option. Outside Texas, validate data coverage before committing.
